Home Staging is not a new concept. Home Staging has transitioned from a "necessary strategy" during difficult housing markets to "the norm" regardless of the housing market. With the ever increasing popularity of HGTV, home buyers have an "expectation" and are willing to pay quite a bit more for a home that is "model home" looking.
If you could get 10% more on the sale of your home, how much would that be?
HSR Certified Stagers average 10% more for their clients
What is professional staging?
Home Staging is the preparation of a home to sell by a professional who specializes in this form of design and has been certified and trained on the art of home staging. A professional home stager has the resources and can objectively view the home as a product and highlight its assets while downplaying its flaws. The home seller cannot view their home objectively, while many successful Realtors do not have the time or trade resources to properly stage a home
How much does it cost?
For as little as a couple hundred dollars a homeowner will receive a comprehensive list of what can be done to maximize the value of the home!
The housing market is good, so why do I need to stage?
Though a home may sell quickly in a good market, it doesn’t mean it sold for the amount it would have sold for had it been professionally staged. Remember, HSR Certified professionally staged homes sell on a conservative average for10%+ more in a good market (see the Latest Home Staging Statistics).
Why can't I just stage my own home?
Home sellers are often incapable of viewing their home objectively and from a sellers viewpoint. Their homes represent who they are underscored by being surrounded by personal mementos. They have become so used to the color scheme and styles that the homeowner no longer "sees" the home as a buyer would. If something cannot be viewed objectively then most likely the marketing and packaging of the home will be lacking. Additionally, home sellers are not equipped to "stage" homes everyday for a living. That’s why the services of HSR Certified professional is imperative in maximizing the return on the home sale.
Can't home buyers use their imagination and look past my decor or empty rooms?
Fewer than 11% of home buyers can actually visualize the potential of a home. Those that can are often "investors" or "flippers" who will hammer you on price. In our Consultation walk through, I will identify those "price eroding" factors of your home, so that you can do the simple fixes that maximize returns.
This is also why having a vacant home professionally staged is so important. Buyers cannot visualize size and scale so furniture helps to give them a frame of reference.
